This might sound strange but you need to know what you are getting into in property investment.

So I thought I would write an article about the way we do business. We call it “The Way”. We have based it on what I feel are the imperatives in making a sound property investment decision. I strongly encourage you to make sure your property investment partner/s follow these imperatives.

Take the time to know your strategy – what do you want to get out of a property investment portfolio?

What ever your strategy you need to include your short, medium and long term goals. How many properties you might like to invest in and what your portfolio might look like to deliver on your goals.
Too many property investors stop at one property because they dont keep (or have) end goals in mind. Dont fall into this trap when investing in property.
Structure
If you are going to grow your portfolio you need to consider your structure and how it will work for you. There are many different kinds of structures you can build a portfolio. Your structure will usually stem from your strategy. An example of a tructure might be purchasing your properties through a Self Managed Super Fund if your long term goal is to build for retirement. Other options include personal ownership, company ownership and trusts.
You
It might seem obvious – but remembering you in any portfolio decision is critical. Always build a monetary buffer into your portfolio allowing for unforeseen costs including obtaining tenants and capital works. Its what we call sleep at night money – giving you peace of mind in your deal.
Deal
You may have a property already in mind – but Portfolios can work with you to give you suggestions as to the right kind of property for you – we even have our own stock of property that is sourced based on a 20 point inspection check giving great returns to you the investor.
